Can you hold a place before I apply?
Unfortunately you are not able to hold a place before you apply. Once you apply and are approved, you are able to hold a place for 2 weeks after you drop off your hold deposits. If after 2 weeks you decide not to move in, you would forfeit your hold deposit. -
Do I pay first month’s rent and last month’s rent with my security deposit?
No, once your application is approved, you will be required to drop off a hold deposit equal to one month’s rent within 24 hours. When you move in, this hold deposit converts to your security deposit. On that day, you will be required to bring your first month’s rent, your Lease Processing Fee of $50, and any other fees due such as utilities, resident benefit package, pet deposit and pet rent. -
How old do you have to be to apply?
You have to be at least 18 years of age or older. -
Is the deposit refundable?
The security deposit is refundable but the pet deposits are non-refundable. So long as you take great care of your unit and leave it in the same shape you received it minus normal wear and tear, your full security deposit would be returned to you. -
Who needs a cosigner?
We required a co-signer for any applicants below a 575 credit score. -
You have a property I want to rent. How do I apply?
You can apply directly from the listing. All applications must be completed online. If you have any issues with filling out or submitting an application, please email us rentals@bridgestream.org -
How do I pay rent?
We offer multiple convenient ways to pay your monthly rent. You can pay securely through your online portal with credit card, debit card or ACH, you can pay at CVS, Walgreens, and Walmart using a custom QR Code we provide you, or you can mail a check directly to our office at 1701 Delco Park Dr, Kettering, OH 45420. -
I want to get a pet. What do I do?
If you would like to add a pet to your lease, your first step would be to notify us in writing of your intent by sending an email to rentals@bridgestream.org . From there, you will be asked to complete a pet application at www.petscreening.com. Petscreening will provide you with the monthly pet rent and non-refundable pet deposit required. Once we have that information, we will send you a lease addendum to sign to officially add your new pet. -
I want to move out, but my roommate wants to stay. What do I do?
No worries, we can help you with this. In this scenario, the roommate that is staying in the unit is required to submit updated paystubs in order to prove they can still afford living in the unit by themselves. Once we approve the roommate that is staying, we will send updated leases to remove you off the existing lease. There is a $50 lease processing fee charged in order to complete this request. -
My lease expiration is coming and I want to move out. What do I do?
Once you have decided to move out, you are required to provide us with a 30 day notice to vacate. You can do this directly in your online tenant portal or by emailing us at rentals@bridgestream.org. -
Who is responsible for paying for repairs & maintenance requests?
Owners are responsible for paying for normal wear and tear maintenance. Any pest related issues, or damage beyond normal wear and tear is billed back to the Resident.
