If a tenant has gone beyond the grace period of the lease we provide them with a late rent notice, where we collect the appropriate late fees along with the normal rent amount. Worse case, if we have a tenant that does stop paying rent, we will assist in the eviction process and re-renting the property quickly.
We make paying rent easy for tenants with the online tenant portal that can be accessed 24/7. We encourage tenants to pay online, which means we can pay you out faster.
We take pride in being able to say that we collect 98% of the rent each and every month for our clients. We are able to do that by strictly following our collections process. We make it very clear with our residents that rent is due on the first and late after the 5th. The late fee is applied automatically to their account on the 6th. We then schedule a series of routine calls and emails to the resident, collaborating with them to put in a plan in place to get caught up. On the 15th of the month, if we still have not received rent, we post a 3 day notice to vacate on the door. This gives us the right to file for eviction should the client choose to do so. On the 18th, we work with our clients to outline the current situation and obtain their approval to file the eviction. Once the eviction is filed, it takes 5-7 weeks to get on the court docket, receive the positive judgement and meet the bailiff to change the locks. It is never our goal to have to evict a resident and we truly do everything we can and exhaust all resources to help them get caught up and stay in their homes, while also ensuring our owners are made whole and not wondering where the rent income is.
